There is a real choice here, not a default. In-house maintenance keeps control and avoids contract cost, but it relies on staff time, training, and a stocked parts shelf — and a missed pump or battery check can take a machine out for days. A managed program adds a recurring cost yet shifts that risk and the record-keeping off the facility team. For single-machine sites the in-house route is often enough; for multi-site or 24-hour operations the planned program usually pays back through avoided downtime. We will say which side fits rather than assume the contract is always right.

Fleet readiness audit

Technicians review machine age, battery health, brush pressure, squeegee recovery, pump condition, filters, chargers, hoses, and route bottlenecks. The audit produces a practical view of which equipment should be repaired, rotated, replaced, or supported with spare consumables before the next peak cycle.

Preventive maintenance calendar

Maintenance timing is aligned with scrubber hours, sweeper debris load, pressure washer pump duty, and vacuum filter exposure. As a working baseline, scrubber brushes and squeegee blades are inspected on a roughly 250-hour cadence, pressure washer pump seals and nozzles around every 200–300 operating hours, and vacuum filters by visible loading rather than calendar alone. Planned visits reduce emergency calls because wear parts and performance checks are handled before they interrupt a shift.

Operator and supervisor training

Training covers pre-use checks, tank handling, recovery verification, pad and brush selection, safe pressure washer operation, battery charging, and daily cleaning routines. Supervisors receive checklists that make performance easier to document across multiple crews.

Preventive maintenance reduces emergency calls but does not eliminate wear failures on machines run past their duty cycle; a same-day target depends on parts being stocked for the model in question; and the best maintenance plan cannot fix poor machine selection — a scrubber sized below the route, or a cold-water washer on a hot-water task, will still struggle no matter how well it is serviced.
